Home Selling in Six Steps - Part 1

As a seller you sign an “Exclusive Listing Agreement” with Coldwell Banker Bain to list your home with me for a specified period of time. My first responsibility is to give you the official pamphlet on Washington State Agency Law.

STEP 1

To sell at the highest possible price, here's what we need to do first:

  1. Make a list of the features and characteristics of your home.
    Size, condition, repair records, improvements (This will help you to fill out the Washington state seller disclosure statement.)
  2. Make sure that the public records of your home are correct.
    The records should reflect the current condition of your home.
  3. Prepare a market report of comparable homes.
    Apart from similar size and features look at difference between listing and selling prices, days on market, etc.
  4. Take note of overall market conditions.
    Interest rates, employment statistics, etc.

STEP 2

Seattle homes sold

Improve appearance and condition of your home. Here are the improvements that make sense:

  1. Improve curb appeal, remove clutter, get rid of bad smells.
    First impressions count, bad odors are fast turn-offs
  2. Clean it, paint it, repair it.
    Ask a friend to tour your home pretending he/she is a buyer.
  3. Dress it up or stage it.
    Some vacant homes can benefit from presenting them attractively furnished.

STEP 3

Your home gets maximum exposure with:

  1. Some 30,000 real estate agents who are members of the Northwest Multiple Listing Service (NWMLS)
    The NWMLS distributes the public information to hundreds of licensed websites where potential buyers search for homes.
  2. Major search engines like Google which will feature your home on Page 1.
    Your home WILL be found through this web site. Example: enter “Seattle Eastside homes” in Google.
  3. Hundreds of weekly visitors of this website where your home will be featured on its own page. See, for example, this Sammamish home.
  4. Thousands of potential buyers through advertising in print and on special websites.
    These include local media websites and national real estate portals
  5. Potential local buyers through open houses, signage and custom-designed literature.
    Each listing demands its own marketing mix.
  6. Selected real estate agents through individual and personal emails.
    Target those looking for similar homes for their clients
