Home Selling in Six Steps - Part 2

My first job is to price your home right. Then, to get your home sold through maximum visibility - on the Web to the world and in your neighborhood where you live.

Continued from Steps 1 through 3

STEP 4

Continually measure the effectiveness of all marketing by:

  1. Tracking daily real estate agent visits to the listing on the Multiple Listing members-only website
    This is a very good indicator of interest in property.
  2. Tracking agent visits to your home.
    Follow up same day with call and/or email and ask for comments.(Keybox data identifies agent.)
  3. Tracking visits to this website.
    Many people enter this site by searching Google and other sites like MSN and Yahoo. This is how they find your home.
  4. Documenting marketing effectiveness with bi-weekly marketing reports.
    Every listing agent should be asked to do this.

STEP 5

Present offers immediately and assist you in preparing a response by:

  1. Helping you to decide if and how to respond.
    You have three options: don't repond, accept, or make a counter-offer.
  2. Comparing carefully price and terms of each offer.
    What kind of financing? Is there a lender pre-approval letter?
  3. Assisting with counter-offers
    For example: change purchase price, earnest money amount, closing date, etc.
  4. Providing potential buyer with seller disclosure statement
    Upon mutual agreement, the buyer is asked to accept or reject this statement.

STEP 6

Manage process from Mutual Agreement to Closing by:

  1. Working closely with the buyer's agent to ensure all deadlines are met.
    First goal is to satisfy all contingencis of the Purchase and Sale agreement.
  2. Reviewing inspection report with you and formulate reply.
    The buyer may be able to reject the purchase based on the inspection and back out of the agreement.
  3. Ensuring that buyer's financing is being put in place.
    The terms call for the buyer to apply for financing and to inform you of inability to procure financing.
  4. Monitoring progress of title insurance and appraisal by lender.
    Keeping you informed of all activities.
  5. Ensuring timely closing with escrow company.
    Your signing of documents will take place about three days before closing. The sale closes when the funds are transferred and new ownership is recorded.

The six steps serve to illustrate the selling process. Your circumstances and goals will determine the exact marketing strategy and execution. My goal is to make the sale of your home a pleasant experience from start to finish.
