Home Buying in Six Steps - Part 2

There is more at stake than your money. It's about lifestyle and every-day life: schools, transportation, neighborhood conveniences, medical facilities and more.

STEP 4

Having reached “mutual agreement”, we move forward with the goal to remove the contingencies:

  1. The earnest money you promised to pay in your offer has been deposited.
    At closing, the earnest money is credited to you, the buyer.
  2. General inspection and, if neccessary, special inspections take place. Results are reported to the seller.
    You have either approved the inspection or asked the seller to make repairs and/or pay for them. You and the seller come to an agreement.
  3. Title search is being conducted; commitments to title insurance are being issued.
    As the buyer you need to get title “free and clear.” Your lender also has a vested interest in this.

STEP 5

Having settled inspection-related items and with title insurance issued, the purchase is now “pending” approval of financing:

  1. Having applied for financing earlier per the mutual agreement, the amount and terms of your loan are being finalized.
    Funds for your down payment are in place and ready for transfer.
  2. You have received from your mortgage broker or lender a “Good Faith Estimate”.
    You understand every detail of your loan, such as possible pre-payment penalties.
  3. Your broker/lender has conducted an appraisal of the home.
    The home has been appraised at or above the purchase price.

STEP 6

The escrow company, a neutral, third party, is charged with bringing the transaction ot a close. Here is how:

  1. About three days before closing, you sign several documents, including the HUD-1 settlement statement.
    Be be prepared to spend at least 30 minutes and bring your drivers license!
  2. The escrow company calculates and distributes the funds, and prorates payments such as taxes.
    The transaction is final when it has funded and is recorded. Normally, the buyer takes possession at 9 pm on the day the transaction closes.

Note: As a buyer, you ARE paying indirectly for my services. I receive a portion of the commission the listing agent negotiated with the seller. The contract between the listing agent and the seller spells out how much the buyer's agent will be paid.

Important:
when you work with a real estate agent work with One Agent at a Time. Some home buyers are under the mistaken impression that the more agents they engage the greater the chance that they will find their dream home. What they forget is that all agents get their information from the same sources.
