Distinctive branding will attract the discerning buyer.

Regardless of location and price range, the marketing (brand) strategy of each home is based on the character of the home and the seller’s objectives. Every presentation in print and on the web reflects the brand characteristics of the home. That is why my clients’ listings stand out in a sea of one-template-fits-all, cookie-cutter communication.

Just as the presentation of each home is unique, so are the means to deliver that message. For example, the marketing of a waterfront property will be enhanced by appearing on websites advertising similar luxury properties. On the other hand, an open house will more likely benefit a home located in a development near a busy street. Here the idea is to attract the neighbors and catch the eye of commuters during an evening rush hour.

One of the most important target audiences is real estate agents. The Multiple Listing Service (MLS) provides a unique marketing channel. For example, through “reverse prospecting” I identify agents whose clients are looking for similar properties. However, instead of one mass-mailing to all and running the risk of being classified as “Spam,” I send carefully worded, individual emails and follow up with a phone call.
