Seattle FSBO: For Sale by Owner is not for the faint of heart.

The “Fisbo” (FSBO) - For Sale by Owner Method - can be an exciting experience, but it also involves some risks. Here are some:

1. do you really know what your home is worth?
2. if this is your first FSBO attempt than you may be no match for the experienced buyer
3. the deal may fall through last minute because the buyer was unable to get financing
4. you may be exposed to buyer’s claims after the sale because you failed to disclose a known defect
5. and, last but not least, there are considerable safety risks in opening your home to complete strangers.

Some other facts to consider before you walk down the do-it-yourself path:

1. It can take up to 30 real estate forms to cover all the bases. Quick: do you know what’s legally required if your home was built before 1978?
2. If you need the money from the sale of your current home in order to buy a new home you will have hit a major roadblock.
3. Trying to save money may cost you! Potential buyers know that, so they offer you less.

If any of the following five points apply to you, you need professional help to sell your home.

1. You can’t sell a house by remote control. You’ve accepted this great job and have already moved.
2. Selling Anything just isn’t your thing. You’ve sold that abstract painting you found in your attic only to find out later it was a long-lost Picasso.
3. You’re too busy or your time is worth a lot more than selling your home by yourself.
4. You are short on cash and can’t afford the cost of marketing your home.
5. Your home is so expensive there aren’t many buyers that can afford it.
